BEFORE ARRIVAL
A few days before your arrival we will get in contact with you
via email to ask you for an estimated time of arrival and
indicate to your the name and telephone of the person that will
attend you in the apartment. We ask you to call the mentioned
number in the email to confirm the time of arrival at the
apartment. Call us when you are arriving Madrid if you are
coming by car, train, bus, or just before leaving the airport if
you are coming by plane. Like you know, many planes arrive
delayed and this way we try avoiding unnecessary waiting.
At the correct time,
the person designated will be waiting at the apartment to
proceed with the signing of the rent contract, paying the rent
and deposit, handing over of the keys of the apartment,
explaining how the electrical appliances work and provide you
with the internet password.
Except if the hour is
specified, the entrance to the home is from 14 hours and before
21 hours. Entering later than 21 hours or on holidays will
charge a supplement of 50 EUR. Time limit is 1am
Any change of reservation dates should be communicated to us as
soon as possible by fax or email. If the apartment is available
for the revised dates we will make the corresponding changes at
no extra cost. In case the apartment chosen is not available for
the new dates, we will try to offer a similar apartment. If the
client wishes to cancel the reservation, our cancellation policy
above will apply.
DURING YOUR STAY
The apartment should not be used as a place for parties, but for
a place to sleep, eat, relax, etc. Our first objective is that
the client has a good experience whilst in Madrid.
We hope our clients
act in an adequate manner without causing bother to others by
listening to music loud, or making any other noise or parties
that are STRICTLY FORBIDDEN. In case of complaints from
the neighbours regarding loud music or parties, we reserve the
right to evict the tenant without the right to repayment of
deposit or prepaid rent.
You are responsible
for the correct use of the keys to the apartment. In the event
of theft, loss or loss involves a charge of 50 euros in making
new copies of the keys to assist and displacement by necessity.
HOME RULES
1. Please do
NOT smoke in the apartment.
2. Please
respect the precint , there are people that work and need to
wake up early every day, so respect the level of noise on the
stairs at the building. Parties are not permitted.
Times of Silence:
Mondays to Fridays
from 22:00 to 9:00.
Saturdays to Sundays from 00:00 to 10:00.
3. Please,
turn off the air conditioning and the lights when you leave the
apartment. Remember that the client is not paying for
electricity, but we are all trying to save energy.
4. Do not
leave trash in the apartment on the day you are leaving. You can
throw it in the containers on the street every night between
20:00 and 8:00.
All building rules and regulations must be respected. Between
22:00 and 09:00 the tenants MUST not make any loud noises. Loud
music and parties are FORBIDDEN! In the event that you do not
follow our and the building rules and regulations or in the case
neighbours complain and/or the police is called, it can result
in immediate eviction. This will also result in loss of prepaid
rent and refundable damage deposit.
The owner of the apartment shall be liable for any direct or
indirect damages that may arise as a consequence of the use of
the apartment by the client. This includes, without limitation,
damages, insurance expenses, losses because of fire, robbery or
any criminal incidents.
This type of rental contract contracts does not permit the
apartment to be let as a "permanent residence" by the tenant.
Only short-term rentals for travel, holidays, studies, temporary
stays, etc. are allowed.
The amount of days of this contract cannot be extended beyond
its stipulated days of rent. Any desired extension of days in
the apartment by the tenant should be preceded by signing a new
contract.
NUMBER OF GUESTS
The client must book
for the number of guests in the booking party. If this number
varies during your stay, you must book for the highest number of
persons that will occupy the accommodation. E.g. On booking an
accommodation for four nights; If on two nights you have four
persons and two nights you have three persons, you make the
booking for four persons.
Unless otherwise agreed by the owner, only the number of guests
indicated by the client in the booking are authorised to use the
accommodation. The number of persons who may use the
accommodation must not exceed its allocated capacity, except for
children under three years old. In the event of any
infringement of these obligations, the owner is entitled to
evict the client and his/her guests from the accommodation;
thereby forfeiting the right to any compensation by the client.
RESPONSABILITY
The Owne will not be
responsable for any direct or indirect damage which can happen
as a consequence as use of the apartment, included are fires or
robberies.
In case of any violation of the aforementioned obligations:

have the right to ask the client to leave the apartment and
the client shall have no right to any monetary compensation.
The Owne reserves the right to update any of its terms of use at any time
if it is required, in accordance with the company's business.
Users are responsible for ensuring the observance of the terms
and conditions contained in this page. The only use the services
of this site implies agreement and acceptance of these terms and
conditions and their future changes made prior to their stay in
the apartment.
These conditions do not affect the statutory rights of the user

tenant due to force majeure or causes beyond the control of
owner, this will pay the amount paid so far by the new tenant is
not entitled to any compensation.

the apartment by the tenant should be preceded by signing a new
contract.
BREAKAGES AND FAULTS
All items in the apartment are new and the domestic applicances
are checked prior to delivery to a client. Nethertheless, if
during the rental period a breakage or fault occurs with the
apartment and/or applicance then The Tenant (the lessee) will
immediately advise the The Owner (lessor), who will take the
necessary action to resolve the situation as soon as possible.
For this purpose (fixing of breakages and faults) The Tenant
(the lessee) authorises The Owner (lessor) to enter into the
accommadation with or without the The Tenant presence to correct
the problem. Once the problem has been resolved, the The Owner
will be responsible for any cleaning and secondary maintenance
in the affected area.
If the breakage or fault were detected before the The Tenant
began their period of rental or at the same moment of handover
of the keys and this delayed the beginning of the rental period,
then The Owner will offer The Tenant alternative accommodation
of similar characteristics during the period of the repair, only
in the case that this period is longer than one day. If the
alternative accommodation offered had inferior characteristics,
The Tenant would have the right to an equivalent reduction in
the price with respect to the apartment rented, only during the
period of the repair.
The Tenant accepts these conditions and accepts not to present
any claims against the apartment owner (the lessor) due to freak
or unfortunate damages that may have been caused to them during
their stay in the apartment, or for bad use
of the apartment elements from the tenant, other than incidents that are
generally covered by the apartment's insurance policy.
To this point, The Owner declares that the apartment is covered
by a home insurance
ENTRY
At a convenient date, the keys will be handed over for the
apartment, rental contract confirmed and balance paid plus 130 or 200
Euros as a deposit for potential damage. This deposit will be
reembursed at the return of the keys if there is no damage.
All payments will be made in cash. Except if the hour is
specified, the entrance to the home is from 14 hours and before
21:00 hours. Entering later than 21:00 hours or on holidays will
charge a supplement of 50 EUR. Time limit is 1:00 am.
EXIT
At the scheduled time of departure, which will be
realized before 11:30 noon, we will go to the apartment to pick up
the keys, checking the status of the apartment and refund the
deposit.

charge a supplement of 50 EUR. Time limit is 1:00 am.
ADVANCED CANCELLATION POLICY.
Cancellations notified 30 days or
more in advance will be refunded wth 95% of the amount paid.
Cancellations notified within 15 to 30 days will be refunded wth 50% of the amount paid.
Cancellations notified less than 15 days in advance will lose the total amount
paid for the booking
The client is responsible for all bank charges for the transfer
of the refund.
LITIGATION
In the event of any litigation concerning an accommodation
booking, the Courts in Spain have sole jurisdiction on such
matters. Spanish law prevalent at the time will be applied..
These Terms and Conditions are supplemented by those described
